Why Working Well With Competing Agents Is a Profitable Thing to Do

Creating relationships with competing agents has a multitude of business benefits. We go over the benefits below, plus we give you some action steps that will move you ahead of the pack!

Why It’s Good

  1. If you work well with agents, they’ll want to work with you. This can help you land homes for clients when you’re on the buying side. Agents will trust that you can close transactions, and they’ll tell your sellers you’re a trustworthy agent (that equals: “hey these guys can get a home closed so less risk to you, seller”). This is especially helpful in high-pressure multiple offer situations.
  2. If you’re friendly and confident and kind around agents, then you’re naturally going to feel better and more confident in your business. You’ll know that everything is going to go well because you are working with love in your heart! It’s amazing what kind of all-around benefits come from being a good person.
  3. There will be times that you’ll have to ask for help from agents (random things on listings, some random question you may ask agents at your brokerage), and you want to have people who want to help you. It’ll make your job a lot easier when you know you are good and friendly with everyone because that means you’re never alone in the business!

Action Steps:

  1. Have clean transactions. Your goal is always to close the deal for your clients, and when you are working to close that deal successfully, you will organically create a wonderful transaction experience for the cooperating agent.   2. Send out positive monthly emails and/or holiday emails. This is just a really nice, positive gesture, PLUS you create an air about you that screams, holy moly this girl is everywhere! Think of this as a drip campaign for agents to get to know, like, and trust you.
  3. Send out a thank you card to agents you’ve worked with directly. This is total Unicorn status. Who has the confidence and kindness to send a handwritten thank you note to a cooperating agent?! YOU DO. As soon as you finish a transaction, mail out a cute card with a note thanking the agent on the other side. You can say things like “It was wonderful working with you! Your (insert something they do well) really helped make it a smooth transaction! Let’s do it again soon!” or something even more simple like, “Thank you so much for your help on [insert address]. I enjoyed working with you!”.

Your fiduciary duty is always to your client but remember, everyone else is like a customer. Customer = customer service. You’re always looking for repeat customers in real estate so think of agents as a customer you want to make customers for life!
